Frequently Asked Questions

Please reach us at ashleysunshinebroker@gmail.com if you cannot find an answer to your question.

Think of me as a matchmaker, business therapist, and corporate bodyguard all rolled into one. I handle the heavy lifting of selling your business: calculating what it’s actually worth, writing the top-secret marketing materials, vetting the tire-kickers, and keeping the deal alive when the lawyers start arguing over commas. You get to keep running your business; I make sure you get paid for it.

Not on my watch. I guard your secrets like a vault. We don’t list your business name, address, or anything that would blow your cover online. Before a potential buyer gets to see so much as a tax return, they have to sign a legally binding Non-Disclosure Agreement (NDA) and prove they actually have the money to buy it. Your secret is safe with me.

Sadly, the crystal ball broke last week, so we use math instead. We look at your last three years of tax returns, your P&Ls, and your inventory. But the real star of the show is SDE (Seller’s Discretionary Earnings) which is a fancy way of calculating the true financial benefit of owning your business (including the perks). We combine that with recent local sales data to hit that pricing sweet spot

On average, a business sale takes about 6 to 10 months from the first meeting to the closing table. Some fly off the shelf in a few weeks; others take a bit longer to find the perfect match. Because Southwest Florida is basically paradise, we get a ton of out-of-state buyers looking to escape the snow, which keeps our market pretty hot.

Nope! I work on a success-fee basis, which means I only get paid when you get paid at the closing table. If I don’t sell your business, you don’t owe me a dime. Our goals are perfectly aligned: get the business sold for the best possible price so we can both celebrate.

It stands for Confidential Information Memorandum, but you can think of it as the ultimate backstage pass. It’s a comprehensive playbook of a specific business—its history, financial performance, operations, and growth opportunities. Because it holds all the business's secrets, you only get to look at it after you’ve signed an NDA and verified you have the funds to actually buy it.

Because if employees, customers, or competitors find out a business is for sale, chaos ensues. To protect the secret sauce, we have a strict "no NDA, no service" policy.

Here is the quick 4-step backstage pass:

  1. The Inquire: You see a blind listing you like and hit contact.
  2. The NDA: You e-sign a quick promise not to blab about the details.
  3. The Wallet Check: You show us a quick proof of funds (no tire-kickers allowed).
  4. The Goods: The velvet rope drops, and we send you the CIM and financial docs.

It keeps the seller safe, keeps your future investment safe, and keeps everyone’s blood pressure normal.

I left my giant sack of money in my other pants, but I can connect you with people who have them. I have solid relationships with local and national lenders, especially SBA (Small Business Administration) specialists who love funding deals in SWFL. I’ll point you toward the lenders who won't drag their feet.

Please don't! As much as I know about the transaction process, I am not a CPA or an attorney, and I don't play one on TV. You absolutely want your own financial and legal rockstars in your corner to review the final paperwork. It’s the best way to ensure everyone sleeps like a baby after the keys change hands.

Because starting from scratch is exhausting, expensive, and a massive gamble. When you buy an established SWFL business, you walk into a situation that already has cash flow, a trained staff, a built-in customer base, and a functioning website. You get to skip the "praying the phone rings" startup phase and jump straight into being the boss.
